What is it? Two decrepit properties at 18 and 19 Bow Street in Dublin 7’s Stoneybatter are believed to have housed distillery workers and are contemporary to the nearby Old Jameson Distillery.

From the 1740s, the pair are missing the odd floor here and there. They would each have had three bedrooms, two receptions, kitchenettes and a bathroom. The chimney stacks and barrel-vaulted cellars are protected.
The good news?
Near the Luas backing on to the Law Library, they have been stripped out and cleaned for renovation. A substantial yard is useful for an extension and the basements with their own entrances could facilitate a rental to a restaurant below decks. Stoneybatter is oh so trendy.
And the bad news?
Derelict and vacant for decades and no surveys so far. The roofs will need big work. If you don’t like lawyers, frappamochas, theatre luvvies and ‘ortists’, steer well clear of Stoneybatter.
How much to buy it?
The asking price is €550k for two or €225k each.
And to fix it up?
Very provisionally, €350k to €400k for both.
What will I end up with?
A super large, central and very stylish lawyer pad and work/office base with the addition of a decent rental income from the basement.
